Ten days sounds abstract until you see what actually happens on each one. Here is the breakdown, day by day, based on how our fastest closings actually run.

Day 1: Contact and Initial Information

You reach out, share the address and basic property details. We start pulling comparable sales and reviewing public records the same day, no waiting period before this work begins.

Day 2: Walkthrough and Preliminary Number

We schedule and complete an in-person walkthrough, usually thirty to sixty minutes, and follow up same-day with a preliminary offer reflecting what we actually observed.

Day 3: Offer Finalized and Signed

Once you accept, we send the purchase agreement. Signing this document, whether electronically or in person, typically takes under thirty minutes and locks in the terms both sides have agreed to.

Days 4 Through 7: Title Search

This is the window with the least visible activity from your side, though it is the busiest part of the process behind the scenes. The title company pulls county records, checks for liens, and confirms clear ownership. A clean property moves through this window without incident.

Day 8: Documents Prepared for Closing

Once title clears, the closing documents get finalized, deed, settlement statement, any required disclosures, all prepared and reviewed for accuracy before anyone signs anything final.

Day 9: Signing Appointment

You sign the closing documents, in person, through a mobile notary, or remotely depending on what works for your situation. This appointment typically runs thirty minutes to an hour.

Day 10: Recording and Funding

The deed records with the county, and once that confirmation comes through, funds get wired to your account, often the same day, sometimes the following business day depending on timing.

Why Not Every Closing Hits Exactly 10 Days

A title issue, multiple owners needing to sign, or a scheduling gap during days 4 through 7 can each add time to this timeline. Ten days represents our fastest realistic pace on a clean property, not a guaranteed number for every single transaction.

How This Compares to What Sellers Expect

How many days notice sellers actually need before listing covers the traditional path’s timeline for comparison, useful context for understanding just how much faster this ten day window actually is relative to the standard alternative.

Using This Breakdown to Plan Your Own Timeline

Knowing what happens on each specific day helps you plan around the process realistically, rather than treating the entire ten days as one uncertain block of time with nothing to actually track along the way.
